Housing Counseling
CNH Housing Counselors provide one-on-one counseling including pre-purchase education, credit repair, building credit, reviewing good faith estimates (gfe), budgeting for mortgage or rent payments, money management, referrals to community or homeless services, advocating with lenders for non-traditional lending standards, understanding fair housing issues, Energy Star products and appliances, and how to identify and avoid predatory lending practices. This counseling compliments the Homebuyer Education.

 HOMEBUYER EDUCATION CLASSES

This 6 hour class taught by certified MSHDA Housing Counselors will prepare you for successful home ownership as we discuss the following topics; Assessing Homeownership Readiness, The 4-C’s of Credit, The Financing Process, Household Budgeting 101, From Offer to Close-What You Need to Know, Keys to Sustaining Homeownership, and Community Involvement-Welcome to the Neighborhood.   A Certificate of Completion will be provided for this course.

FINANCIAL LITERACY CLASSES:
 
The Financial Literacy Class is a comprehensive financial education curriculum designed to help individuals develop financial skills and positive banking relationships to be successful homeowners. Topics discussed include: Mastering Money Management Skills, Creating and Using a Budget/Spending Plan, Credit, Debt Reduction/Saving, Banking Basics, Consumer Protection, and Insurance/Long Term Planning. A Certificate of Completion will be provided for this course.
 
Cost: This class is provided at no cost to you.

HOME MAINTENANCE CLASSES: 
 
Home maintenance group training is a hands-on learning experience designed to provide participants with information that enables them to perform basic home repairs and upkeep. This series of classes teaches the basics of the major systems in a home: electrical, heating, plumbing, as well as structural and energy efficiency. A Certificate of Completion will be provided for this course.

FORECLOSURE PREVENTION COUNSELING:
 
Our certified MSHDA Housing Counselors will provide confidential counseling services to families who are at risk of foreclosure. This service is provided to residents in the Muskegon, Oceana, Newaygo, Mecosta, Montcalm, Mason, Lake, and Osceola counties. Funded through the National Foreclosure Mitigation Counseling Program and the Fremont Area Community foundation, administered by HUD, CNH is YOUR local partner to this national initiative.

HOMEBUYER ASSISTANCE PROGRAM (HAP)


HAP is designed to assist low to moderate income families purchase and renovate homes in Newaygo County. Certified Housing Counselors will assist in credit/debt/affordability analysis. CNH offers those eligible for the program to receive up to $10,000 for down payment/closing costs and up to $20,000 for renovations. Homebuyers must be between 40-80% of the area median income based on family size and have less than $20,000 in liquid assets. Other requirements also apply.

What's New

 Michigan One of the Five Hardest Hit by Foreclosure!

 The U.S. Department of Treasury approved the Michigan State Housing Development Authority’s (MSHDA) plan to distribute $154.5 million in federal funds that should help more than 17,000 Michigan households avoid foreclosure. 

Contact your servicer (who you make your mortgage payments to) and ask if they are participating in Michigan's Hardest Hit Program.
