TrueNorth CNH is certified to provide foreclosure prevention counseling by the US Department of Housing and Urban Development (HUD) and the Michigan State Housing Development Authority (MHSDA). CNH provides confidential counseling at no cost to families who are facing foreclosure or experiencing a financial hardship that may lead to foreclosure. CNH works with families faced with this crisis to help them understand all available options to prevent the foreclosure from occurring.
We do this by working with the family on developing a sustainable household budget and exploring what options are available from the lender to obtain a workout plan that fits within the family’s budget. Though we cannot prevent all foreclosures, many of our clients are able to receive a workout plan from their lendersthat keeps them form losing their homes.
Foreclosure Prevention Counseling Program
Step 1: Foreclosure Prevention Class: All CNH foreclosure prevention clients must attend our confidential foreclosure prevention class. At this class, participants will learn about the many options available to them, gain an understanding of the foreclosure process, learn their rights and responsibilities, and prepare a foreclosure prevention packet to be submitted to their lender.
Step 2: Foreclosure Prevention Counseling: CNH Housing Counselors provide confidential counseling sessions with clients to address the homeowner’s unique financial situation and foreclosure threats. Counseling is based on the principles, practices, and Code of Ethics defined in the National Industry Standards for Homeownership Education and Counseling through NeighborWorks. Specific case plans are developed to assist homeowners to “work-out” delinquent mortgages and other circumstances that threaten foreclosure. This process involves direct contact with the lender in order to achieve a mutually acceptable resolution to the financial crisis and foreclosure situation. Our clients are screened for the federal Making Home Affordable Program as well as other workout plans offered by the lender.
Step 3: Have Patients: This is a long and frustrating process. Going through the foreclosure prevention process is difficult, slow and full of many twists and turns. Our housing counselors will work tirelessly for you along the way, but you must be fully committed to the long haul.
